The child “to be born” is the same child conceived in Her womb. Luke presents these verses together because the Holy Spirit’s action in Mary is what brings about Jesus’ human conception.

This shows the conception happened in Mary, not outside Her, and that Jesus’ human nature comes from Her.

That is why Scripture says He is:

“seed of David according to the flesh” (Romans 1:3)

—because Mary is biologically descended from David, and Jesus takes His human flesh from Her.
That means He is biologically related to Her, and thus David as well.
